Transaction Coordination for
Real Estate Agents + Teams
My Name is
I am a seasoned transaction coordinator serving WA and CA. With nearly eight years of real estate operations experience, I am dedicated to providing top-notch support to real estate agents and teams, ensuring smooth and efficient transactions from contract to close.
Why agents work with me

Ops-trained, not just admin-trained. My background includes compliance auditing on 400 to 500 unit residential portfolios at Equity Residential and deal-pipeline coordination at Newmark, plus an MBA. I bring that same rigor to every transaction file. I held an active Washington real estate license while running full-cycle transactions at Keller Williams, and I currently support Washington and California closings. You get one TC who already knows both markets. I work inside DocuSign and your transaction management platform, with organized cloud files, so nothing gets lost in an email thread and your file is always ready for broker review. Responsive by default. Same-business-day responses on anything deadline-sensitive.
Alexa Young, CA
"Mariah kept three concurrent escrows on track without a single missed contingency deadline. Highly recommend."
Morgan James, WA
"I used to lose an hour a day chasing down signatures. Now I get a status update instead of having to go find one and her files are audit-ready before I even ask to see them."
Lisa Driver, WA
"Mariah caught things I didn't know were problems yet, and explained why they mattered."
FAQ
What if I already work with a TC?
No problem, and no pressure to switch everything at once. A lot of agents start by sending me a single file to see how it runs, then decide from there.
What states do you work in?
California and Washington. In both, my role stays administrative and organizational, file setup, disclosures, timelines, and communication with escrow and lenders, never negotiating terms or advising on contracts.
How do I get you access to my files?
My onboarding process includes discussing the easiest way to collaborate on files based on your personal workflow. The goal is to make things as easy for you as possible
What software do you use?
DocuSign, transaction platforms including Skyslope, Dotloop, and Glide, and Google Drive or Dropbox for file organization. I can work inside whatever system you or your brokerage already uses. Behind the scenes, I also run my own file-tracking system that flags every deadline days in advance and keeps a complete, timestamped record of the file.
What's your turnaround time
Same-business-day responses on anything deadline-sensitive. Always
How will I know what's happening with my file?
You won't have to ask. I track every deadline and milestone on my end and send you a status update at key points in the transaction, so you hear from me before something needs your attention, not after.
How many files can you take on, and do you work with teams?
I work with agents who have 1 deal per month as well as teams that have 50+ deals per month. My systems and processes allow me to handle the workload without sacrificing efficiency or accuracy.
What are your fees, and when do I pay?
Transaction coordination starts at $550. Payment is due upon completion of the file.
What happens if the deal falls through?
My fee is for the coordination work performed, not for whether the sale closes. If a transaction falls out of escrow, you're invoiced for the work completed up to that point rather than the full closing fee.
What happens when the file closes?
You'll get a complete, organized set of every document from the file plus a closing summary, so you have a clean record without digging back through email or your transaction platform.
How do I get started?
Fill out the onboarding form or send a quick message, and I'll follow up within the same business day.
